July home prices flat, but market still hot — Boston Real Estate Trends

In the newest Torii Monthly Market report, you’ll see that Boston real estate is hotter than your ill-advised mid-day run on the Esplanade. The median sale price for homes in the Boston area during July was $625,000, which was actually the same as in June. While that sounds like prices are stagnant month-over-month, it’s actually a relative increase compared to the past two years. As you can see in the chart below, this is the first time in three years that prices haven’t fallen from June to July.

Other highlights

Prices were up 11.6% from $560,000 last year.

Price per square foot was up only 6.5% to $375 from $352 lats year.

Houses were on the market for a median of 20 days — up from 19 days in June.
