Market Report: Greater Boston Home Sales in June 2020

Inventory is still low in the Greater Boston area, but it is rebounding now that Massachusetts’ coronavirus cases are seemingly under control. We are continuing to see consumer confidence rise, with many homes on the market realizing multiple offers to purchase. The Torii team has been busy finding our home buyers their perfect home, and we continue to take precautions with distancing, masks, etc.

Greater Boston Home Sales in June 2020

Lowest listing price (by total amount in $): North Weymouth (02191) with 9 sales

Lowest sales price (by total amount in $): South Weymouth (02190), just $1,000 less than North Weymouth (02191)

Most homes sold this month: Salem had a whopping 60 sales in June 2020, with an average days on market of 57 days

Highest number of days on market: Strangely, Hull (02045) came in for this top spot, with 17 sales and an average number of days on market of 449. Second was Boston’s 02108 at just 1 sale and 251 days on market.

Lowest number of days on market: Allston (02134) at 44 days on market

Lowest price per sq ft: Randolph’s $233 per square foot is 5% higher than the lowest price per square foot we saw in April 2020

Highest price per sq ft: No surprise here- Boston (02108) came in at the highest price per square foot at $1,561, while Boston’s Seaport came in second. In April the Seaport saw $1,734 per sq. ft. but June saw an average of just $1,406.

Keep in mind that this data is based on closings in June. Most June closings would have had offer dates in April or May.
