Not long ago, we wrote about why buying in the winter is actually the best time of the year to buy in Boston. Need more proof? The newest Torii Monthly Market report shows that home prices are down another $20k month-over-month (they were down about $15k last month). This is still in-line with our expectations for seasonal fluctuation in the Boston area.

A few highlights:

Sale prices were pretty flat, compared to list price. There was a 1% average premium paid. Median sale price across the whole area was $565,500, compared to a list price of $560,000.

Newton Center (02459), yet again, is probably the toughest zip code to buy in. There was a 10% premium paid, and houses were on the market for just 8 days.

Lincoln (01773), Marblehead (01945), and Dover (02030) all had price discounts of at least 5%.

Cheapest price per square foot? Lynn (01905) at a cool $215/sf. Most expensive? Boston’s Waterfront (02110) at a staggering $1,379/sf. However, those properties in Boston were on the market for a median of 72 days, while the properties in Lynn were half as long at 36 days.
